How Business Rates Are Calculated
Your business rates bill = Rateable Value × Multiplier − Reliefs. The rateable value is set by the Valuation Office Agency based on estimated annual rental value. The multiplier (pence in the pound) is set by central government annually.
2025/26 Multipliers
The standard multiplier for 2025/26 is 55.5p (for properties with RV above £51,000). The small business multiplier is 49.9p (for properties with RV at or below £51,000). These are applied per pound of rateable value.
Small Business Rate Relief
Properties with a rateable value of £12,000 or less get 100% relief (no business rates to pay). Between £12,001 and £15,000, relief tapers from 100% to 0% on a sliding scale. You must occupy only one property to qualify.
Empty Property Relief
Empty commercial properties are exempt for the first 3 months (6 months for industrial properties). After that, full rates apply. Some properties may qualify for ongoing empty property relief.
