What Is Permitted Development?
Permitted development rights allow certain building works and changes of use without applying for planning permission. These rights are set out in the Town and Country Planning (General Permitted Development) (England) Order 2015 (as amended). They cover common home improvements within specific size and position limits.
When Are PD Rights Removed?
Your permitted development rights may be restricted if your property is listed, in a conservation area, an Area of Outstanding Natural Beauty, a National Park, or the Norfolk or Suffolk Broads. They may also have been removed by conditions on the original planning permission (known as an Article 4 direction).
Certificate of Lawfulness
Even if your project falls under permitted development, you can apply for a Lawful Development Certificate from your council. This costs around £206 and provides formal confirmation that no planning permission is needed — useful for future property sales.
